Topics include AI-generated valuations, disclosure obligations, agency relationships, risk management, and the ethical use of AI in client interactions.

3. Learning Objectives

Upon successful completion of this course, you will be able to:

  1. Explain how large language models work and identify their limitations in a real estate context.
  2. Apply DRE disclosure requirements when using AI-generated content with clients.
  3. Identify fair housing compliance risks associated with AI-assisted property matching and marketing.
  4. Evaluate AI-generated Automated Valuation Models (AVMs) and explain their appropriate use in a transaction.
  5. Describe broker supervision responsibilities when agents use AI tools in their practice.
  6. Apply California privacy law (CCPA/CPRA) when handling client data with AI tools.
4. Instructions to the Student

Please read the following instructions carefully before beginning the course. DRE regulations govern how distance-learning continuing education courses are completed.

Registration. A valid, active California DRE salesperson or broker license is required to register. Your license number is verified against the DRE active-license database at the time of registration.

Study Pace & Time Limits (The 60-Hour Rule). In compliance with California DRE Commissioner's Regulation 3007.3, a minimum of 60 hours must elapse between a student's initial registration/payment and when the final examination can be unlocked. While you may navigate the instructional chapters at your own speed, the platform will programmatically prevent final testing until this 60-hour study threshold has been met. Additionally, DRE regulations restrict licensees to completing a maximum of 15 continuing education credit hours within any single 24-hour period.

Seat Time Requirement. To satisfy the state tracking standards, this 3-credit hour course requires a minimum of 180 minutes of verified student engagement. The platform tracks your active participation using a server-side telemetry monitor. The clock aggregates time only while the browser tab is actively visible (`document.visibilityState === 'visible'`) and focused. The tracking pauses automatically if you are idle or fail to interact with the interactive lesson tutor for more than 90 seconds. At the 50-minute mark of continuous study, a validation prompt will appear to verify active presence before you can advance.

Final Examination. The final exam consists of 15 randomly selected multiple-choice questions drawn from a bank of 25+ questions covering all six lessons. In accordance with DRE guidelines, you will be allocated a strict maximum time limit of 15 minutes total (averaging a maximum of 1 minute per question) to complete the exam; the testing interface will automatically time out and submit your answers when this time expires. A score of 70% or higher (11 out of 15 correct) is required to pass. If you do not pass on the first attempt, you may take a programmatic alternate examination utilizing a different question set. If you fail the secondary alternate attempt, DRE regulations require that you re-enroll in the course and re-complete all instructional sections prior to further testing.

Identity Verification & Name Matching. To fulfill identity verification requirements, you must upload a clear photograph of a valid, unexpired government-issued photo ID (California Driver's License, CA State ID, or U.S. Passport) using the platform’s secure server-side upload utility before the final exam will unlock. The system automatically extracts your legal name and matches it directly against the active DRE licensee records provided during registration. In accordance with strict state anti-fraud regulations, if the names do not match or the ID cannot be authenticated, you will be blocked from accessing the exam, and no manual client-side override is available. You will be given 3 attempts to clear the check before a mandatory 24-hour security lock is applied.

Technical Requirements. A modern web browser (Chrome, Firefox, Safari, or Edge — current version) and a stable internet connection are required. JavaScript must be enabled. The course is accessible on desktop and mobile devices. Our platform utilizes server-side UTC synchronization to enforce timing mechanisms — local device clock changes will not affect course data or validation records.

Accessibility. If you require accommodations to complete this course, please contact us at [email protected] before beginning.
